Questions come from the principal underwriting the deal. If we pass, you'll hear it from us, along with the reason when it would be useful to your seller.
Consistent through diligence
Our letters of intent say how the purchase is funded, what we'll inspect and when we'll close — so your seller knows what to expect from the start.
Your client stays your client.
On listed properties, your compensation is governed by your listing agreement, and we work through you from first call to closing.
Once you introduce a seller, we communicate through you unless you ask us to do otherwise.
A principal of Golden Coast Investments holds a Florida real estate sales associate license (SL3425451). When Golden Coast buys, it buys for its own account as a principal, and that license status is disclosed in writing to the seller and to you.

- Rent roll with lease dates and deposits
- T-12, or the last two years of operating statements
- Capital work completed and anything known to be needed — roof, recertification, electrical, plumbing
- Seller's timing and any must-haves (leaseback, 1031, closing date)
