Acquisition criteria

What we buy.

We're active buyers of income property and redevelopment sites in South Florida. If a property is close to these criteria but not an exact fit, send it anyway — we would rather look and give you a straight answer than miss a good building.

Multifamily5 to 150 units — garden-style, walk-up and mid-rise apartment buildings, stabilized or value-add. Older buildings welcome.
Mixed-useGround-floor retail or office with apartments or offices above.
CommercialNeighborhood retail, office and other commercial buildings, including owner-occupied buildings.
Redevelopment sitesLand and older improved properties with room to grow — including sites where current zoning, or Florida's Live Local Act, may allow more density than what stands today.
MarketsMiami-Dade, Broward and Palm Beach counties, and selectively elsewhere in Florida.
SizeTypically about $1 million to $15 million.
ConditionAny. Deferred maintenance, vacancy, upcoming recertification, open permits or code issues are reflected in our price, not reasons to say no.
OccupancyTenants in place are expected. We honor existing leases.
StructurePurchase with cash or financing — stated plainly in our letter of intent — and, where it helps the seller, seller financing, assumption of existing debt, a sale-leaseback for owner-users, or a closing date set around a 1031 exchange.
What to send

The short list.

You don't need a polished package. Whatever you have is a fine place to start, and we can sign a confidentiality agreement first.

Submit a property
  • Address and folio or parcel number if you have it
  • Rent roll — unit, tenant, rent, lease dates, deposits
  • Trailing twelve months of income and expenses (a T-12 or last year's tax schedule)
  • Recent capital work — roof, plumbing, electrical, windows, with dates
  • Reports you already have: inspection, recertification, survey, environmental
  • Your timing and, if you have one, a price expectation
How we respond

A straight answer.

Every submission is read by a principal. If the property fits, we'll tell you what else we need and arrange a visit. If it doesn't, we'll say so — and, where we can, tell you why.
